In the district of Gretta, nestled between the bustling streets of Gemona and Gradisca in Trieste, a transformative endeavor has been unveiled. This ambitious undertaking heralds the construction of contemporary residential complexes, set to breathe new life into the area following recent demolitions.
Made possible through the National Fund Complementary to the PNRR initiative, aptly named “Safe, Green, and Social: Redevelopment of Public Residential Buildings” (D.L. No. 59/2021, converted with L. No. 101/2021 – DPCM 15/09/2021), as well as the Urgent Works Fund D.P.C.M. 28/07/2022, regional funds L.R. 47/91, and ATER budget allocations, this project promises to reshape the urban landscape.
Led by a consortium of stakeholders, the endeavor aims to erect modern edifices boasting energy-efficient features, alongside provisions for parking facilities and verdant spaces. In a grand unveiling attended by stakeholders, the scope of the project was elucidated.
The architectural blueprint outlines the construction of residences at key addresses along Via Gemona and Via Gradisca, marking a departure from the aging structures that once occupied the site. The original ensemble of four linear buildings, dating back to the 1950s, deemed functionally obsolete, has been razed to make way for a rejuvenated landscape.
In terms of accommodations, the project foresees the creation of 86 spacious dwellings, a reduction from the previous 144 units, yet offering more generous living spaces. To address the need for parking, an underground garage is slated for construction, seamlessly integrated into the fabric of the neighborhood.
Attention to environmental sustainability is a focal point of the initiative. Plans include the installation of photovoltaic and solar panels, in compliance with energy-saving regulations, along with enhancements to green spaces, augmenting them by 35% compared to their prior extent.
The financial framework and timeline for the project underscore its magnitude. With an estimated cost of €20,468,000.00, the endeavor spans multiple phases, with completion slated for December 13, 2025. However, adherence to the stringent timeline mandated by the PNRR/PNC program is imperative, with the aim of achieving significant milestones by December 31, 2024, and project completion by March 31, 2026.
As the project unfolds, meticulous oversight by ATER personnel, under the guidance of architect Alessandra Cechet, ensures the realization of the vision set forth. The collaboration between internal expertise and external professionals underscores the commitment to excellence and efficiency.
In essence, this initiative not only represents a physical transformation but also embodies a testament to Trieste’s commitment to sustainable urban development and community enhancement.
This is a low income housing project that looks to have missed the opportunity to introduce modern architecture, sustainable designs and above all, any curb appeal. What a missed opportunity!
